Who's Next Jacksonville, Florida?

On October 2, 2009, we began training a new real estate agent - one whom had never practiced real estate before!  By the middle of the week, we gave that new agent one of our signs.  Before and during his training and signing with a broker, each day a passed by rentals in his community as he drove to work on a daily basis.  The same day that he was introduced to our concept, he approached one of those owners as he lived close by several rental properties.  He spoke with the "For Rent" Owner who was eager to rent out his home, he was told that another company had a special rate.  The agent, then asked his broker "what do I do?"  He was told to match the rate.  Once he matched the rate, the owner allowed him to take inside and outside photos of his home and place our cutting edge "For Rent" By Owner sign in his front yard.  

They immediately reached a verbal agreement.  The next day, the new agent was showing rentals to customers who had rented through his broker before.  After showing rentals for most of the day and his getting to know his clients, he suggested that they consider taking a look at his "For Rent" By Owner CO-OP and they agreed.  

It was love at first sight and the deal was negotiated on the spot with the agent completing his first real estate transaction within just days of his entering the profession.  The broker met with the new clients (Landlord and Renters) who then signed full service tenant placement and lease agreements completing the transaction.  Everyone wins!  It's a "Win-Win" Scenario

Note:  We never even had the chance to upload property photos on this website! Our signs were left in the yard until the verbal deal was brokered.  After the Tenant Placement Agreement was signed by the owner, the broker's "For Rent" sign (while the tenant lease, credit and background checks were being processed and signed) was placed on the property giving the Broker the opportunity to earn more leads.  After the tenants were approved and agreements signed, a temporary broker's "Rented" sign was then placed once again giving the broker/agent the opportunity to earn more leads (Placement and Property Management).  In fact, during the application in-processing period (this week) as the new agent was taking photos of the property, a second potential renter stopped and inquired about the property.  After a quick initial conversation, it was discovered that the new client was also interested in purchasing or renting a home.  They now also have a buyer or second renter!  More to follow as the sign is still in the front yard.........

Mar 2009 - Who's Next Jacksonville, Florida?

A test sign was placed in a "Sutton Lakes" yard after an owner was unable to rent out her home as she owned a business; faced a language barrier; was away most of the time and could not usually respond to the requests for showings as fast as the tenants needed.  She was referred to our team!  

The owner agreed to working with our member agents and to honor payment of the first month's rent for any referral that closed with her.  One of our member agents met with her.  She accepted and placed the sign, then left for work and before our agent could drive out of the community - our office received a call from a potential renter.  Our office phoned and turned the agent back to the rental home as an actual renter was at the property - prepared to leave a deposit.  Well that took 30 minutes!  The agent called the owner, who was still in shock of course.  The transaction was completed and our licensed member agent was paid $1,400.  The owner then used the same agent for two (2) additional rentals!  We are still receiving both referrals and listings from this transaction.
